For three years, we have heard everything and its opposite about French property. A crash foretold, a rebound, wait-and-see. On Île de Ré, the reality is more nuanced. And probably more favourable to buyers than it has been for a long time.
After a period of continuous growth until 2022, the Île de Ré market went through a measured correction between 2023 and 2024. Exceptional properties, which used to sell within a few weeks, stayed available a little longer. Buyers regained some negotiating power. Not spectacularly. Île de Ré is not inland Brittany or Burgundy, where some prices genuinely collapsed. Here, the fall was around 8 to 12 % depending on the segment, occasionally 15 % on atypical properties.
Since the second half of 2025, the signals have been changing. Mortgage rates, which had jumped above 4 % at the end of 2023, have gradually come back down. Today, home loans are being signed at around 3 %, sometimes less for the strongest applications. On a budget of 1.5 million euros, that represents roughly 770 € less per month than eighteen months ago. Over twenty years, that is far from anecdotal.
Île de Ré is not a market like any other. The land area is fixed, and building is strictly regulated. When demand returns, and it is returning, prices pick up faster here than elsewhere.
And demand is returning. We have seen it at the agency for several months: buyers from Paris and Lyon who had put their plans on hold are back, families who have switched to remote working show growing interest, and international enquiries remain steady. The summer season of 2026 is likely to follow the classic pattern: those who visit in July and August decide in September, and secure the best properties before the end of the year.

The balance of power between banks and borrowers has shifted. After two years of tight lending, banks are once again financing second-home purchases properly, and these make up most of our clientele on the island. Conditions are no longer those of 2021 (a deposit and a solid file are required), but they are negotiable again. On purchases above 1.5 million euros, we are even seeing fairly favourable terms reappear for buyers who can offer strong asset-based guarantees.
If your project is ready, current conditions tick almost every box: reasonable rates, sensible prices after the adjustment, and supply still available.
This pre-summer window is particularly interesting. Properties that came to market over the winter are still available, summer buyers have not yet visited, and sellers remain open to serious offers. Between May and September, the only thing that really changes is the pressure: it rises.
In my view, by the end of 2026 we will look back on this May-June period as a window that quietly closed.
Our team arranges viewings quickly and negotiates seriously. We give priority to buyers with a well-defined project, and we put our whole knowledge of the Île de Ré market to work for their purchase.
